Are you ready for a storm?
If a Unit is going to be vacant for more than 30 days, you need to shut off The Water supply valve going IN to the water heater by closing the Water Valve on top of it.
If you’re not sure which one, please ask Peter.
If you are away for an extended amount of time, you are required to have someone check your unit every month.
The water needs to be shut off at the hot water heater, including the power so your NOT providing water to your sinks and showers.
There are ways this can be completed. Unplugging it (older heaters have plugs) from the outlet in the wall Or Turn off the circuit breaker labeled Water Heater. Some newer installations have a wall switch in the utility closet.
All drains should be covered/sealed when NOT in use.
Including all sink drains, garbage disposals, tubs, and showers. Place a cover over the drains. Then place something heavy on it so nothing can try to come out of it.
Toilets need to be covered in saran wrap. This will keep the water in the bowl and stop critters from crawling out entering your unit and your neighbors. Not to mention blocking that sewer gas smell from filling the unit.
(When toilets sit for a while and the air is running, the water in the toilet bowls evaporates. Now this opens up a passageway for critters to enter in your unit/ the building.)
Please make sure that you shut off the water valves to your sinks and toilets.
IF THE VALVES DON’T MOVE, DO NOT FORCE THEM they will break off and then we have to shut the water off in the building to fix it.
Many old valves will fail. We advise owners to have valves professionally checked and replaced (with Teflon coated valves) as needed or exercised every 6 months. These valves tend to lock-up from not being used.
Please check to see if any plastic fittings are being used to screw on the water supply lines to the sinks & toilets. The plastic will fail, and you will flood you and your neighbors below you.

*When you change your Air Filter every month, You need to pour a cup of Bleach down the A/C Condensation Drain or it will back-up with water on you!
